For Landlords
Your apartment, shown by people who know the block.
AxadRealty is a street-level rental brokerage working all five boroughs. We show your unit to real, prepped renters, keep the paperwork moving, and treat your property like the investment it is. No lock-in pitch, no inflated promises — just a straight conversation about your unit.
How it works
1
Tell us about the unit
Address, rent, move-in date, and what makes it worth renting. A two-minute call is enough to start.
2
We show it
Our agents tour qualified renters through the apartment and report interest back to you.
3
Applications, handled
We collect and pass along complete application packages, so you decide with everything in front of you.
Every market is different — pricing, timing, and tenant standards vary by borough and building. We give you our honest read on yours before you commit to anything.
Why owners work with us
We price it honestly
An overpriced unit sits, and a sitting unit costs you a month of rent. We give you a straight read on what your apartment rents for today — based on the block, the condition, and the season — before we list it.
Renters arrive prepped
We confirm income, documents, and move-in timing before a renter ever walks through your door. Fewer showings, better applicants.
You hear everything
What happened at every showing, what renters said, and why an application fell through — including when nobody applied. Silence is not a service.
Five boroughs, street level
Manhattan, Brooklyn, Queens, the Bronx, and Staten Island. Our agents work the neighborhoods they know, so the answers renters get about your block are real ones.
What we handle
From the first price conversation to the signed lease, this is what is on our plate — not yours.
Pricing guidance
An honest rent range for your unit, with the reasoning behind it.
Listing and photography
A clear, accurate listing that shows the apartment as it is — no wide-angle tricks that waste everyone's time.
Showings
Scheduled tours with confirmed, documented renters — not open-door chaos.
Application packages
ID, income proof, credit, and references collected and organized so you can decide quickly.
Lease coordination
We keep the paperwork moving between you, the renter, and any attorneys or management involved.
Status updates
A call or message after every showing and every application, good news or bad.
Fees, up front
Terms agreed before we list
You know exactly what our service costs before the first showing is booked. No surprise line items at lease signing.
FARE Act clarity
Under the NYC FARE Act, the broker fee on most rentals is paid by the landlord. If your listing works differently, we tell you before we show it — and before the renter hears it from anyone else.
No lock-in pitch
We would rather earn the next listing by filling this one well than trap you in an agreement.
Landlord FAQ
How do you decide the asking rent?+
We look at what comparable units on your block and in your building type have actually rented for recently, the condition of your apartment, and the season. Then we give you a range and the reasoning — you make the final call.
How long will it take to fill my unit?+
It depends on price, condition, and timing, and anyone who promises you a number up front is guessing. What we can promise: an honest read before you list, and a straight answer after every showing about how the market is responding.
Who pays the broker fee?+
Under the NYC FARE Act, the landlord pays the broker fee on most rentals. We agree on exact terms with you before we list, in writing.
Do you screen renters?+
We confirm identity, income, and documents before showings and collect complete application packages for your review. The decision on who rents your unit is always yours, and we follow all fair housing laws throughout.
I own several units or a small building. Can you handle that?+
Yes — talk to us about the portfolio. We will lay out how we would work it and what it would cost before anything is signed.
Have a unit opening up?
Call or send us the details. We will come back with our honest take on rent, timing, and what it takes to fill it.
